Rehab and Flip Properties
In any market cycle, it is critical to do your homework first. That includes working with a REALTOR® to determine the “After Repair Value” of a rehabbed property and building in repair costs, carrying costs and selling/closing costs BEFORE you negotiate any offers. A REALTOR® with this knowledge and analytical capability, coupled with access to foreclosure/judicial sale properties and on or off-market properties can help give you an edge in finding profitable projects in any market cycle.
Income Properties
It is critical that your REALTOR® understands your investment goals and helps to find suitable properties that meet your investment criteria (i.e. cash flow/income and ROI including passive and active appreciation as well as principal recapture). Part of the services I offer include finding properties that are on MLS or not on market (“pocket listings”) and analyzing market rental rates for the community/property type, Net Operating Income, carrying costs and allowances and projecting cash-on-cash returns as well as Return on Investment when including active and passive/market appreciation as well as principal recapture on any mortgages.
